PROPOSAL FOR A MAINTENANCE PROGRAM FOR BUILDINGS BUILT MORE THAN 50 YEARS AGO

Abstract

In the life cycle of a building, the use phase is characterized as the longest and in which buildings are subject to wear and tear. Thus, maintenance activities and their management are essential to maintain the safety and comfort of users, prevent deterioration, and keep the building performing as designed. This work carried out a bibliographic review on building Maintenance Management, followed by a case study at Instituto Maria, a philanthropic institution located in Juiz de Fora – MG. First, considerations about the maintenance and Building Maintenance Management were raised. It was observed the need to formulate documents and manuals, which in turn will define programs and procedures with frequency and responsible for the maintenance services, be it corrective or preventive. Furthermore, it was observed the possibility of developing a Maintenance Management system for buildings already in use, taking into consideration the existing documents as well as the possible need to carry out a new cadastral survey of the building in order to portray the existing reality. From the case study, it was possible to verify that the theoretical reference raised can be applied to the organization of maintenance information for a building that has been in operation for many years. In this way, the cadastral survey of the building with the elaboration of its use, operation, and maintenance manual, as well as the corrective and preventive maintenance programs, constitute a Maintenance Management system for the Institute, helping it to carry out these activities.
